So what exactly is a Reverse Mortgage?

A "reverse" mortgage is a home loan for seniors 62 and over that allows you to convert a portion of the equity in your home into tax-free* income.  You do not have to sell your home, give up title, or take on a new monthly payment. 

This program is very different from a "forward" mortgage--instead of you paying the mortgage company, we pay you!  You can choose how you would like to receive your money from a variety of options, including a lump sum or monthy payment. 

Most importantly, you make no payments as long as the home remains your primary residence.

Finally, you can enjoy your golden years in your own home without worry!

Frequently Asked Questions about Reverse Mortgages


Q.  Will I still own my home?
A.  Absolutely!  Your name doesn't leave the title to your home until you sell it.
Q.  Can I qualify if I already have a mortgage on my home?
A.  Yes, if you have sufficient equity in your home.
Q.  What will happen to my home after I die?
A.  Your heirs can choose to sell the home and keep the remaining proceeds, or they can refinance the loan balance into a "forward" mortgage and keep possession of the home.  Either way, your estate is only responsible for the amount you borrowed plus accrued interest. 
Q.  What if my home sells for less than the loan balance?
A.  You and your estate are NOT responsible for the difference between the sales price and the loan balance, as long as the home is sold for at least 90% of the fair market value.
Q.  What if my home sells for more than the balance of the loan?
A.  You and your heirs keep any money made on the sale of the home that exceeds the amount of the mortgage.
Q.  Do I have to pay closing costs?
A.  As with any loan, there are costs associated with closing a Reverse Mortgage.  The costs can be included in the mortgage itself, so you will not be required to bring cash to closing.
Q.  What fees are required?
A.  Closing fees, such as attorney's fees, loan origination, title exam fees, and other customary closing fees will apply.  These are the same fees you will be familiar with from when you purchased or refinanced the home.  The great news is that these fees can be paid from your reverse mortgage proceeds, eliminating out of pocket expenses to you.
Q.  Are there limits on how I can use my money?
A.  No, this money is yours--you have saved this money through equity and appreciation.  As a result, this money is yours tax-free* to use for any purpose.

Q.  Will a Reverse Mortgage affect my Social Security, Medicare or other benefits?
A.  Reverse Mortgage proceeds will not effect Social Security or Medicare.  However, Medicaid or state assistance recipients may be affected by "spend down" limits on assets.  Please discuss this issue with a tax or financial advisor or your local area Agency on Aging.
